Thanks Karen, we did not get this one. I was advised to write a personal letter to the sellers but I think that's cheesy, I have already been willing to pay them more than they asked by a lot...( you will flip if you know, it's so ridiculous), why do I have to beg them too?

Hi Ladies, it has been only a week and how many houses have I been through. There are so many people with so much money who continue to outbid me every single time.
I am now on to the next house, we are waiting for the quote to fix everything on the disclosure reports then we will determine how much we want to bid, we have to submit the bid by Tuesday.

So Ladies, here is the story. Covid or not, housing market is crazy in my area. I got outbid every single time, this is the fifth house. We went to see the house on Friday and had our broker sent in the offer on the same day with 48 hours deadline which is 5pm today. Last time, broker messaged us: Sellers are travelling in a RV so they can't response until Friday...What??? I know their game. They saw our offer and they thought: "these people are willing to pay this much so probably we can get more, let's wait for a week!". I don't buy the RV thing a bit, it must be the scheme of the sellers' agent.
The owner of the house passed away 6 months ago, his four children remodeled the house inside out to resell. They are all smart professional people, they could not be the ones who came up with that stupid reason. One of the two daughters runs a non-profit, the other works for United Nations, the oldest brother is the CEO of a tech start-up and the youngest brother works for Google as a software engineer. There is no way in hell, anyone of them would give that kind of answer.
Now I am upset. My husband really likes that house and the area, I like it but not as crazy as him. We suppose to downsize but we will be upsizing with this house, by 700sft. I found another house but looking at the price, I know it is teased price, there will be a bidding war, I know already, so depressing!

Annie, the market is hot here but nothing like that. I haven't heard of any bidding wars here. Unfortunately you're going to have to play the game to actually get the house you want. I really do hope it is soon because I can just imagine the stress that it is causing but i know you will succeed. Keeping my fingers crossed.
We had a tough time finding a house, too. We were outbid on all of them of course.. until we go the one we have now. This house wasn't exactly what we were looking for either, but it was one of the nicer we could find within a decent price range in a good area, so we made the offer and got it.
I think how we got out of bidding on this one was that it was under contract when I saved it initially. We never got to see it. Then I got an email about it no longer being under contract, and I emailed my real estate agent that night. She scheduled our viewing the following morning, and we made the offer immediately before anyone else could even see it.
For those looking to actually sell ASAP, then they will take the offer that is given to them that is at or a little over asking already. For those who are not in much of a rush to sell... then they will have bidding wars until someone pays more than the house is worth lol
I hope you can find a great home, Annie... and less bidding wars! I hate them.

Thats something that cant really happen here.. Once an offer is made it has to be accepted or turned down.. Once accepted (via a broker) a verbal agreement is binding and if the buyer or seller back out without a valid reason ie funding or a bad survey they can be fined up to 10% of the sale price.. So a better offer would have to be really high to be worth paying the fine.

where I am, the seller's broker makes multiple counter offers and let buyers' broker know the other offers they receive, they might lie to fuel the bids, we don't know the real numbers.

People are willing to invest more than I want to really. Some will purchase a home they can't actually afford and end up in foreclosure eventually. We technically could afford a higher amount, but we try to be more practical and frugal, so we stick to the amount we have set.

I am hopeless at spending money, so I have always had enough to buy the house I wanted.
Banks are awful at putting people in stupid situations with loans and then blaming the lender when it goes wrong.. When OH and I went for our mortgage they offered us a silly amount based on both our saleries..
We said no..we want to borrow only as much as we can safely afford on one salery. They looked at us as if we were mad.. Guess whos laughing now.
Thats what was happening over here and still is I suppose. A lot of first time home buyers were led to believe they could afford more than they actually could. Most of them are no longer home owners...
