What does that mean?
I don't know about UK Cherry, but here, they put contingencies on everything. The minute the contract is signed, buyer will send in an army of inspectors to inspect roof, pool, house, termite, plumbings, electrical...my properties have all kind of stuffs such as solar system, multiple level 2 car chargers, automated keyless entries at all 35 windows at doors as well as security sensors with voice control and they got serviced every quarter, as recently as in April..
The contingencies are their options to get out of the contract if they think there are anything wrong with the house.
I don't think the inspection service they hired is that sophisticated. There is a device by the pool in case if the owner wants to install a waterfall for the pool, the inspector told them that was hazardous. What? don't they know how much it costs to install that feature?
They have 17 days to release all contingencies or I will cancel the contract. I just realize 17 days is next Wednesday. I told my husband, if this is still going on Wednesday, I will pull the contract, I don't want to sell to them any more. I know they want the house, they just want to see how far they can push. I just sent a message to my broker to send to their broker saying just that, I will not fix anything, if there are anything, it will be extremely minor, I will not give them any allowance to repair or modify the property to their liking. they can leave it, deposit will be returned to them, no questions asked, I have the right to pull out of the contract as well.
Ah, yes I understand. It is the same here but less formal. A surveyor goes in and then they start pushing down the price. But I tend to think that they have paid for a survey, they are unlikely to back out now, or that will just be money wasted.
The problem we have is that everyone is predicting a large fall caused by covid, and the severe hit that the economy has had.

This couple is financially solid, between the heart surgeon husband and the lawyer wife, their income is almost $700K a year so they have no problem with spending $1500 for those minor things, they are just cheap, especially the wife.
I got a message yesterday that they want to tour the house again on Monday because they are interested in purchasing the furniture and accessories in the house. I really can't deal with any more negotiation. I believe in bargaining but do the research first otherwise, we will lose our credibility.
I remember when I first got this house 7 years ago, I pretty much had to strip it down completely and did a total make-over. There were 3 other families also bought properties on this same street, one of them is the neighbor right across the street from me. I had 5 contractors working on the property at the same time. These new neighbors frequented my house to talk to my contractors and to see what was being done to the house to get ideas.The one across the street actively tried to recruit all of my contractors. Out of the 5, 4 turned them down, also the movers. they told me the neighbor's excessive negotiation turned them off. Not only that they refused to work with this neighbor, they were also angry.
BTW, we will go see properties today. The area we are interested in has very predictable lot size so our architect we are hiring, who is also a friend of mine, starts working on drawing the house based on my inspiration pictures, I talked to the boys yesterday to find out what's they want in the house...all the fun but exhausting things to do...another year..and I will have a house I can retire in.
